Most Toronto agents have never sold a home in Vancouver. I've done it for over a decade.

Love where you live now? Find its Toronto match.

I spent nearly 12 years helping clients buy and sell across Greater Vancouver. Now I'm licensed in Ontario, so you can buy or lease in the GTA with someone who already speaks your market's language

Why work with me

Most Toronto agents have never sold a home in Vancouver. I've done it for over a decade.

When you say "we're coming from a two-bed in Yaletown" or "we sold our place in North Van," I know exactly what you're giving up, what you're used to paying, and what will feel like home here.

That means fewer wasted showings, honest comparisons, and no surprises about how deals work differently in Ontario.

  • I translate your Vancouver lifestyle into GTA neighbourhoods that fit it
  • I explain every Ontario rule and cost that differs from BC, before it matters
  • I run your search remotely so you can make one focused trip, not five
  • Stress relief: Buying a home can be stressful, but I can take some of the burden off by handling the logistics and communicating with other parties involved in the transaction

What's different here, so nothing catches you offguard

Guiding you the whole way!

A few of the differences that matter most to people moving from BC. I'll go through all of them with you in detail.

General information only, not legal or tax advice. Rules change, so we'll confirm the current details for your situation.

If You're Buying

Two land transfer taxes in Toronto

Buy inside the City of Toronto and you pay both the provincial and the municipal land transfer tax. That's a real budget line Vancouver buyers don't expect. Just outside the city, in places like Markham, Oakville or Vaughan, only the provincial tax applies.

Offers work differently

BC buyers are used to "subjects." In competitive Toronto markets, sellers often hold offers until a set date, and the strongest offers are frequently firm. That's why pre-offer inspections and financing are done up front.

No resale cooling-off period

BC has a home buyer rescission period. Ontario doesn't have one for resale homes; once a firm offer is accepted, it's binding. The 10-day cooling-off right in Ontario only applies to new pre-construction condos bought from a builder.

Pre-construction is its own world

Assignment clauses, development charges, deposit schedules and occupancy fees all work in specific ways in the GTA. I'll review them with you before you commit to anything.

If You're Leasing

A standard lease, by law

Most residential tenancies in Ontario must use the province's Standard Form of Lease, so terms are more predictable than you may be used to.

Last month's rent, not a damage deposit

In Ontario, landlords can ask for a rent deposit (usually last month's rent) but can't collect a damage or security deposit. Expect to pay first and last month up front.

Check the rent-control date

Units first occupied as residences after November 15, 2018 are generally exempt from Ontario's annual rent increase guideline. On newer condos, that matters for your future rent.

Applications move fast

Good units in downtown Toronto can be rented within days. I'll get your credit report, employment letter and references ready before you start looking, even before you have Ontario credit history.

Settling In

Health coverage

Register with OHIP as soon as you arrive and confirm with BC how long your MSP coverage lasts after you move, so you're never without coverage.

Driver's licence

Ontario asks new residents to exchange an out-of-province licence within 60 days. Your BC driving history can usually be credited.

Commutes and transit

GO Transit, the TTC and the 401 shape daily life here the way the bridges and SkyTrain do in Vancouver. I'll map real commute times for every home we look at.

Schools and districts

Ontario has public, Catholic and French-language school boards. Your address decides which ones you can use, so we'll check this before you make an offer. Exceptional private schools are also available for you to consider.

WHEREVER YOU'RE STARTING FROM

8 Mistakes to avoid when buying a home

Buying in the GTA

Condo, townhome or detached. I'll build a shortlist around your Vancouver benchmarks, preview homes on video, and handle offers and closing, even while you're still in BC.

Buy or sell first?

Leasing first

Want to try a neighbourhood before you buy? I'll find a lease that fits, get your application ready to win, and help you plan the purchase when you're ready.

Buying a home: What expenses to expect

Selling there and buying here

Timing two provinces' closings is the hardest part. I'll help you line up bridge financing, closing dates and moving logistics so you're not stuck between two homes.

How it works

From Vancouver to your new keys, in four steps

We talk budget, timing, work, schools and what you love (or don't) about where you live now.

  • Your custom plan

A neighbourhood shortlist, price expectations and a full list of costs, Ontario-specific taxes included.

  • Remote previews, then one trip

I tour homes for you on live video. You fly in for one well-planned weekend to see the finalists.

Offers, lawyer, inspections and closing are coordinated for you, with e-signing wherever possible.
